  1. Flood zone check. We confirm the FEMA flood zone for your property. It can determine the foundation type, the floor height of an addition, and whether a basement can be finished.
  2. Salt-air materials. Stainless or hot-dipped fasteners, low-maintenance trim, and siding rated for exposure.
  3. Tight lots. Near the beach, setbacks and lot coverage often limit how far you can build out. Going up may work better.
  4. Access and parking. Beach streets fill up in summer, so we plan deliveries, the dumpster, and parking around that.
