As your general contractor we manage the house from the first walk on the lot, through septic, well and permits, to the final walkthrough.
Every project is priced from a site visit and a written estimate. What moves the price most: Lot work (ledge, grading, driveway length), septic and well, foundation type, house size and layout, roof complexity, window package, and finish allowances like cabinets, counters, flooring and fixtures. Soil conditions, ledge, wetland buffers and frontage rules can change where the house sits and how big it can be. Get them answered before plans are final.
Most lots in these towns are on private wells and septic systems. In New Hampshire, septic designs are reviewed by the NH Department of Environmental Services, and the design sets how many bedrooms the lot supports.
Lots within 250 feet of many lakes, ponds and rivers fall under New Hampshire’s Shoreland Water Quality Protection Act, which limits clearing and impervious area.
Each town has its own building department and review process. Some, like Kingston, post busy-season review times of 10 to 15 business days.

Yes. Most of our new builds are custom single-family homes on lots our clients already own. We start with a lot walk and due diligence on septic, well, wetlands, ledge and setbacks before plans are final.
Yes. We can build from your plans or your architect’s or designer’s. We review them for buildability and price them in a written estimate that shows what’s included and which items are allowances.
Yes. We can take care of the building permit and coordinate inspections with the town. If the lot needs a septic design or a well, we help line up the licensed professionals.
